This data is challenged due to the very small sample size (number of data points) which is important for good statistical analysis. In both Q2 and Q3 of 2007, there were only three property sales in this category which opens the results up to the high level of variance we see in Q3-07. For most of the past two years, duplexes in the Castro have sold for between $1.4 million - $1.7 million. Roughly $700,000 to $850,000 per unit.

Average Cost per Square Foot |
Prices for 2-unit buildings in the Castro are consistently in the $400 - $600 per square foot range. This is consistenly ~ $100 per foot less than Condos and $200 - $300 less per foot than single family homes.
Duplexes (and TICs) represent a much lower price point for the right type of buyer. Also, with the cost for new construction running in the area of $250/sf, there is an incentive for people to expand the floor plate of these buildings if possible.
