The foreclosure business is a complex field within the real estate industry. In California , the process is non-judicial, which means that a lender can force a delinquent home owner to cure their loan within 90 days, or the lender can force the sale of their property at public auction in order to cure the loan.

The vast majority of properties that go into the foreclosure process do not actually go to the auction block.  Many foreclosures are "cured" through refinancing, while others are sold through the conventional MLS listing and sales process.  Most of these properties are "fixers" and the homeowners are often motivated to complete a sale quickly.  In a small number of cases, the owner waits too long and does not have enough time to sell through the normal process.  This can be a source of below-market, private sales.
